Demonstrate lingering impacts of impound property...


The simulations below are rough photographic mockups of two schemes, using visuals from an existing walkable mixed-use project for which one of our team served as project manager (Orenco Station, Oregon). The first scenario shows a mockup of a "coordinated development" approach that includes the full extent of the property south of Charleston and west of Sun Valley. The existing vehicle impound lot and BMX track would be relocated in this scenario, as a funded part of the development process. The second scenario shows the impact of a more fragmented approach that would leave the impound lot as a significant "LULU" -- the acronym for a "locally undesirable land use."

This location is remarkably close to the center of Lincoln, the university and the Haymarket District. The second scheme retains a largely undeveloped parcel with an impound lot of derelict vehicles, failing to take advantage of the unique opportunity to relocate this facility offered by the development. Simulation for illustration purposes only, final plan will vary.
