Not-quite-final versions available for review and comment

The nearly final proposed scheme showing a cohesive development on both properties, with an urban village across from Oak Lake and at the corner of Charleston and Sun Valley, with excellent connectivity to the hike and bike trails into town, and to transit. The tow lot and BMX track woudl be relocated as part of the development cost. Red areas are mixed use and multi-family buildings; yellow and orange areas are single-family detached and attached.

This scheme leaves the tow lot of mostly derelict cars and vacant land to the east, and a "back edge" turning away from this property. That results in limited connectivity, walkability, and visibility for this project, and in our opinion, it severely degrades the prospects for project success. It also limits the ability to achieve regional goals like multi-modal travel and affordable housing.

This scheme (with the tow lot parcel included for illustration) shows the network of streets (in red) "mews" or alleys (in magenta) and greenways (in green). Emergency access and fire protection are excellent, thanks to the extensive mews network at 20 feet unobstructed width throughout.
